Armon Goldanloo, SRA, CHA, is the CEO of Forum Appraisals, LLC, a Colorado‑based valuation firm specializing in commercial and residential real estate appraisal, review, and expert witness testimony. He brings more than a decade of experience across complex property types—including industrial and logistics facilities, hospitality assets, multi-family housing, self‑storage, retail, office, and special‑use properties—supported by disciplined analysis, market expertise, and a commitment to defensible valuation practice.

As CEO, Armon leads Forum Appraisals with a focus on analytical rigor, statewide market coverage, and professional integrity. He oversees valuation strategy, quality assurance, and client service delivery, ensuring that every assignment is grounded in clear methodology, transparent reasoning, and reliable conclusions. His work includes litigation support, arbitration testimony, retrospective valuations, tax appeal analysis, and high‑complexity commercial assignments requiring advanced modeling and evidence‑based valuation.

Before founding Forum Appraisals, LLC, Armon served as the Commercial Appraisal Supervisor for Adams County, where he directed valuation for one of Colorado’s most active industrial corridors. His leadership strengthened workflow modernization, improved evidentiary standards, and elevated the defensibility of complex assessments. Earlier in his career, he founded Capital Return Advisors, LLC, where his published work on capitalization rate modeling, mortgage‑equity valuation, and discount rate development gained recognition within the valuation community.

Armon is a Certified General Appraiser, an SRA-designated member of the Appraisal Institute, and holds the Certified Hotel Appraiser (CHA) credential. He delivers valuation solutions that support lenders, investors, attorneys, public agencies, and property owners across Colorado.
